Periodic Inspection and Testing

An Electrical installation condition report or Periodic Inspection is an inspection on the condition of an existing electrical installation, to identify (in order of priority) any deficiencies against the national safety standard for electrical installations.
Every electrical installation deteriorates with use and age. It is critical to maintain these installations to ensure that the safety of users is not put at risk and that installations remain in a safe and serviceable condition.
This depends on the premise type. It is recommended that Electrical installation condition reports or periodic inspection and testing is carried out at least every:
10 years for commercial properties. This can either consist of a 100% inspection every 10 years or broken down to rolling programme of 20% inspections every year. Using the latter method ensures that the installation is checked once a year for faults.
5 years for domestic properties.
Our engineer will check the electrical installation against the requirements of BS 7671 – Requirements for Electrical Installations ( IEE Wiring Regulations ) – as amended, which is the national safety standard for electrical installations.
The periodic inspection will take into account all relevant circumstances including the following factors:
- adequacy of earthing and bonding
- suitability of the switchgear and control gear
- serviceability of equipment
- type of wiring system and its condition
- provision of residual current devices for socket-outlets that may be used to plug in electrical equipment used outdoors
- presence of adequate identification and notices
- extent of any wear and tear, damage or other deterioration
- changes in use of the premises which have to led to, or might lead to, deficiencies in the installation.
We provide an electrical installation condition report (EICR) as part of the inspection.
An Electrical installation condition report (EICR) is a formal method of recording the findings of the periodic inspection.
The main purpose of a EICR is to report on the safety condition of an existing installation. It should describe the overall condition as either ‘Satisfactory’, in which case no immediate remedial work is required, or ‘Unsatisfactory’ which means remedial work is required to make the installation safe to use.
Where a EICR describes the installation as ‘Unsatisfactory’, the next thing to look at is ‘Observations and Recommendations for Actions to be Taken’. This is where any departures from BS 7671 are recorded, and a code to indicate the urgency of the action needed is given. These codes are ranged from C1- C3 with C1 being the most serious.

New Installations and Alterations
The IEE Wiring Regulations require every electrical installation to be inspected and tested during erection and on completion before being put into service. This requirement also applies to alterations or additions that include the provision of a new circuit to an existing installation.

Emergency Lighting Testing
What is Emergency Lighting Testing?
Emergency Lighting is a legal requirement in all premises where people are employed. It is a Life Safety System and is required to guide the occupants in the event of an emergency i.e. power failure or fire safely out of the building to designated meeting points.
It is not only the lighting that is mandatory but also the correct signage; this is over looked by my companies.
It is a mandatory requirement to comply with:
- BS 5266-1:2005 Code of practice for the emergency lighting of premises
- The Building regulations 2000
- The Fire Precautions (workplace) regulations 1997
- The Health And Safety (Safety Signs And Signals) Regulations 1996
Items to be tested
The emergency lighting system installed in your premises is required to be inspected and tested at the following intervals:
- Daily
- Monthly
- 6 Monthly
- Annual
We offer the inspection and testing for the 6 monthly and annual periods. This test is carried out for the full rated duration of your emergency lighting, normally 3 hours.
During this test we ensure the correct operation of the emergency lighting system, the correct location of the fittings and the correct signage is in place.
It is normal practice for the daily and monthly tests to be carried out by your in house maintenance staff.

Signage
To ensure that the exit signs are of correct format and size, Section 4.1 of BS5266 Pt 7 states that “Signs which are provided at all exits intended to be used in an emergency and along escape routes shall be illuminated to indicate unambiguously the route of escape to a point of safety”.
Where direct sight of an emergency exit is not possible, an illuminated directional sign (or series of signs) shall be provided to assist progression towards the emergency exit.
Signs are still acceptable, if they are already in the building. Exit-1996 is an European Signs Directive Format. This came into force on 1st April 1996, under The Signs Directive.
Remedial Action
On completion of the test period a full detailed report will be supplied to you with any remedial costs as required to ensure that the emergency lighting system is fully maintained and working.
Certification and Reporting
During the Inspection and test all emergency lighting fittings will be labelled to help in identification with the full detailed report and Certification. This will be provided on paper format and in PDF format for ease of storage.
